Sound
Financial
Management
Sabre becomes actively involved in preparing the financial budgets for sites through discussion by dedicated property managers with the client, agreeing the parameters for control of a site to maintain the desired standards and financial control. Planning also involves establishing and co-ordinating longer-term programmes, and cash requirements so leaseholders know what the financial demands could be over the longer term.
Financial
Control
In line with the agreed budget, Sabre sets up and issues service charge invoices, and any additional supplemental charges, and controls and co-ordinates collection. It accounts for the expenditure for the sites through co-ordination, communication, and control with contractors, to produce service charge accounts on an annual basis for discussion with the relevant parties.
For developers, Sabre can work at an early stage to set the parameters for site services and budgeting and establishment of projected service charges to provide an important key element in the marketing of a new site.
Leaseholder
Services
Through its online portal service, Sabre provides access by individual leaseholders to their service charge accounts, enabling easy access to invoice and other information. Issue reporting is efficient and effective with direct contact with Property Managers or Accounts Managers by telephone, or by email, or website login reporting procedures. For out of hours issues, a out of hours emergency call out service is provided.
An established network of trusted contractors and associated companies provides a sound base for co-ordination and management of maintenance and repair issues.

Project
Management
Sabre’s active involvement in the site and routine inspections provides the basis for controlling the standard of work required to maintain the site on a day-to-day basis in the most efficient and cost-effective way, working closely with teams of professional contractors.
For longer term projects, Sabre can organise, quantify, and co-ordinate for the necessary regulatory controls applicable for such major works, seeing such projects through to the end for the benefit of
the site.

Regulatory
Control
Sabre can offer advice in relation to lease terms and conditions in so far as they relate to site management, and deal with the routine requirements requested upon the purchase and sale of leasehold properties.
Sabre can also advise on enfranchisement, lease extensions and right to management projects.
Health &
Safety
Sabre can advise upon the complexities of compliance of health and safety requirements within a block and estate environment and implement the actions necessary to fulfil these requirements.
Insurance
With the substantial leverage from sites managed, Sabre can seek out competitive quotes on building insurance, terrorism, engineering insurance and directors’ officers’ insurance. With the service, Sabre will handle insurance claims by working closely with brokers and loss adjustors.
Corporate
Matters
Sabre offers a Company Secretarial role for dealing with Companies House matters, annual filings, issue of share certificates and advice of company articles Issue of annual meeting notices and attendance and annual meeting can also be arranged.
